The No. 1 mistake we see buyers of these homes make is in regards to who their agent is. An agent who works with a builder at a sales center works for that builder. They have the builder’s best interests in mind, not yours. You want to have someone on your side too, throughout the entire process.
When you’re buying a home, hiring an agent to represent you won’t end up costing you anything. Their commission is already figured into the builder’s costs. The price you see already has the commission factored in, so you have nothing to lose by hiring one.

When it comes to inspections, you may not think they would be necessary on a brand new home. However, you need to have inspections done throughout the process to both ensure that the home is being built right from the beginning and to avoid future problems down the road.
Another thing to consider when buying a new home is the warranty. How long is it? Most normal home warranties last a year, while the structure itself should be covered for at least 10.
