Have you been in debt? What else are you paying off? Do you have a car or furniture payments?
Are you able to make a down payment? Do you have savings stored away for this expense specifically? If you’re a veteran, military loans don’t require any down payment. However, FHA loans require 3.5% down and conventional requires 5% down. Plus, there are other factors that influence a minimum down payment.
