The Problem With Zillow and Home Values

Can you trust Zillow’s home valuation? A lot of people think that Zillow’s Zestimate is actually an accurate home value, but they are sadly mistaken.

In most cases, Zestimates are off anywhere from 5% to 15% on a property’s true market value. Zillow uses an algorithm that takes information from similar homes in the area. However, Zillow cannot take other important factors, like upgrades, condition of the home, location, and lot size, into account.

The best way to know what your home is worth in the current market is to have a real estate agent come out to your property. We can see what upgrades you have made to the property, and we know more about the local market than Zillow does. Working with an agent is your best bet in pinpointing the price of your home.

Working with an agent is your best bet when pricing your home.

That said, we do have a Zillow profile because the website does provide useful information. Buyers can search for homes, and anyone can read our reviews online before working with us. You can even use a real estate agent’s profile (like ours) to get in touch with them and ask them to come out to your property for a home valuation.

Remember, Zillow is a good place to start, but don’t rely on the Zestimate. Call your agent and make sure you have all your bases covered before putting your property on the market. If you have any questions, just give us a call or send us an email. We would be happy to help you!
