Do you know your options for when you sell your house and you haven’t found a new home yet? This is the main question we ask sellers. If we sold your home in one day, would you have a plan?
The main thing we recommend up front is short-term rentals. Most people don’t think about what they would do in the event of a fast sale, but by us simply bringing it up, we start a whole conversation about all the options out there. Short-term rentals are a great option, such as fully-furnished apartments where you can stay for two months while you find your new home. The last thing you want is to be rushed into your new home, but you also want an option for a place to stay if your home does sell that quickly.
Another option is a leaseback. We can’t offer a 100% guarantee that this will work out because it really depends on the buyer’s situation. If they are in the military or they are a cash buyer, for instance, and they have to move into the house quickly, it may not work. The seller leaseback allows you to rent your home back from the buyer for an extended period of time if it works for both parties.
We always want you to be aware of your options when selling a house. We see a lot of sellers list their home thinking they will have time to find their next home, and before they know it, their house is under contract in just a matter of days and they don’t know what to do.
